Deal Breakers: How to avoid them!

The Deal Breakers Course will give the student an understanding of common reasons a real estate transaction may not close.  We will address ways of avoiding common deal breakers and suggestions to address them.  The course will increase student awareness of practical techniques to navigate through common pitfalls in the contracting process and while under contract.  We will identify some of the common ways a deal can fall through once it is under contract.  Preparedness and proactively addressing these issues as they arise can reduce delays in getting to the closing table and increase the likelihood of being clear to close.   At the completion of the course, the student should have a better understanding of avoiding practical delays that can impede, delay and sometimes sabotage a closing.

Probate: Don't Let it Kill the Deal!

The Probate Course will give the student an understanding of what happens to property rights when someone passes away.  As a real estate professional this will bolster your knowledge of the probate process and you will be able to help clients solve a problem that can cause much heartache and stress.  Learn about the process, the potential pitfalls, what to expect and how to structure the deal to get it to closing.  Upon completion of this course, real estate professionals should gain a deeper understanding of the probate process in Georgia for individuals who die with or without a will, and how it impacts property rights.  Students should also be able to demonstrate a working knowledge of probate terminology, know how to set client expectations regarding the probate process, its expenses and timeline.

Contracts: Special Stips and HOA Issues

The Contacts Course will give the student an understanding of what a real estate contract is, how contracts are created and what is included in a standard real estate contract.  The student will increase the understanding of the Purchase and Sale Real Estate contract, common exhibits and frequently used special stipulations (GAR form) utilized in residential closing transactions.  The student will be able to express a detailed understanding of elements that contribute to creating a valid contract.  We will also review commonly used GAR forms and how to avoid common mistakes when using those forms. At the completion of this course students should be able to more effectively write special stipulations into their real estate contracts.

The CD Explained!

The Closing Disclosure (CD) Course will help the students express a deeper understanding of the Closing Disclosure (buyer and seller side) and the combined ALTA form utilized in residential closings.  The student will learn the details of the buyer-side CD, including how the figures are calculated, where they are disclosed and why.  We will also look at the details of the seller-side CD, including which figures appear, how they are calculated and what the numbers represent.  At the completion of this course, students should be able to understand the combined ALTA statement, the figures that appear on it and how they are calculated.

Ethics: Expectation v. Reality

(Meets the NAR requirement for 3 hours of Ethics training every 2 years)

The Ethics Course will give the student a greater understanding of concepts of ethics, due process, enforcement, resolution processes and standards of practice and reality.  We will study real-world examples of ethics in action.  This course meets the NAR (National Association of Realtors) Code of Ethics training requirement.  At the completion of the course, students should be able to: (1) identify at least two aspirational concepts in the Preamble to the Code of Ethics, describe the concept of general business ethics, (2) describe the concepts of Articles 1, 2 11 and 16, (3) identify possible violations of those Articles after participating in interactive learning methods, and (3) briefly describe the professional standards enforcement process of the board or association.

Unusual Real Estate Deals: Knowledge is Power!

The Unusual Real Estate Deals (R.E.D.) Course will discuss “unusual” real estate deals, including assignment contracts, “subject-to” transactions, seller financing, seller wrap-around, and land trusts.  Once the student has completed the course, they should be able to understand the legal and ethical ramifications, risks and rewards when utilizing unusual methods to transfer property.  Participants will know the questions to ask, the information to gather, how to say yes and when to say no.

What's Changed? What you Need to Know About GAR Form Updates

 The Georgia Association of Realtors (GAR) Course will give the student a good understanding of what a contract is, how a contract is created and how the latest changes in the published GAR forms affect business as a Realtor.  The student will understand why real estate contracts need to be in writing and we will discuss statute of frauds. This course will also increase student understanding of the Purchase and Sale Real Estate contract, common exhibits and frequently used special stipulations utilized in residential closing transactions. Once the course is completed, students should be able to express a detailed understanding of elements that contribute to creating a valid contract. They should also be able to more effectively write special stipulations into their real estate contracts, especially if any changes have affected the way certain provisions impact the deal.

Licensology (license law course)

 The Licensology Course gives the participants an understanding of license law and how it is essential to the real estate profession.  The students will review the rules to keep real estate agents compliant with rules and regulations affecting their practice.  After the course has been completed, the students should be able to express a better understanding of license law for Realtors in Georgia.  Specifically, brokerage relationships, handling transactions (offer presenting, record keeping, fee disclosure), advertising rules (print, internet, signage), unfair trade practices/prohibited behavior, and escrow account handling.
